These Terms govern your use of Bee's Nest Cabin Rentals ("the Service", "we", "us"). By booking with us or providing your contact information you agree to these Terms.

1. Nature of the service Bee's Nest Cabin Rentals offers short-term cabin rentals in Osceola, Missouri. Reservations are made directly with us by phone, in person, or through our website.

2. SMS / text message program Program name: Bee's Nest Cabin Rentals customer care SMS. Description: When you book a cabin with us, request information, or contact our published business number, we may send you text messages related to your reservation. Typical messages include booking confirmations, check-in instructions and door codes, payment reminders, schedule changes, and conversational replies to questions you send us. How you opt in: You opt in by providing your mobile number on a booking or inquiry form, by texting our published business number first, or by giving the number to us over the phone or in person and asking us to follow up by text. Message frequency: Recurring; frequency varies based on your reservation activity. Most guests receive between 1 and 10 messages per stay. Message and data rates: Message and data rates may apply. Check with your wireless carrier for details. Opt-out: Reply STOP to any text from us at any time to stop receiving SMS. After you reply STOP we will send a single confirmation that no further messages will be sent. Help: Reply HELP to any text from us, email hello@beesnestcabinrentals.com, or call our published business number for support. Carriers: Supported on major U.S. carriers (AT&T, T-Mobile, Verizon, and others). Carriers are not liable for delayed or undelivered messages. Privacy: See our Privacy Policy for how we handle phone numbers and SMS conversation data. We do not share or sell mobile opt-in or phone number information with third parties or affiliates for marketing purposes.

3. No warranties The Service is provided "as is." We make no warranty as to property availability, weather, or events outside our control.
